How this calculator works

Three variables drive your HECM principal limit:

  1. Your age. Specifically, the age of the youngest borrower on title. HUD publishes a Principal Limit Factor (PLF) table indexed by age. Older = higher PLF (more borrowing capacity per dollar of home value).
  2. Your home's appraised value. Capped at the 2026 HECM lending limit of $1,249,125. Homes above that use a jumbo reverse mortgage that lends against the full appraised value.
  3. Current expected interest rate. HUD's PLF table adjusts by rate too — lower rate produces higher PLF.

The formula: Principal Limit = min(Home Value, $1,249,125) × PLF, where PLF is the HUD-published percentage based on your age and rate.

Line of credit growth explained

The HECM line of credit is one of the most valuable features in reverse mortgage products. Your unused available credit grows each year at the note rate plus the annual FHA mortgage insurance premium (0.5%). Compounded.

Example: a 62-year-old opens a HECM with a $200,000 line of credit at a 6.5% note rate. Never touches it. By age 80 (18 years later), the available credit has grown at 7% compounded to approximately $677,000. That growth happens whether or not the borrower ever draws from the line.

Monthly tenure payment explained

The tenure payment option converts your principal limit into a guaranteed monthly income for as long as at least one borrower lives in the home as their primary residence. The calculation is based on HUD's actuarial life-expectancy tables from your age to age 100 — older borrowers get higher monthly payments because the payment period is shorter.

Tenure payments are not taxable (they're treated as loan proceeds, not income), which makes them particularly efficient in higher-tax states.

HECM vs jumbo — when to consider each

For homes valued above $1,249,125, HECM caps your borrowing base at the lending limit. A jumbo (proprietary) reverse mortgage lends against the full appraised value up to approximately $4M with some programs going higher. Jumbo trade-offs:
